Steel mezzanines and lofts

Steel mezzanines and lofts are the fastest and most cost-effective way to double the usable surface of a warehouse, store, retail premises or office without major works. We design every platform to the intended use (storage, office, technical access) and deliver it certified for inspection and operating licence.

When a steel mezzanine is the right choice

A mezzanine makes sense when the premises have enough clear height (usually from 4.5 metres upwards) and you need more usable surface without extending the building. It is typical in logistics warehouses that grow without remodelling, in storage facilities that want to free up the floor for taller racking, and in retail premises that take advantage of the height to create offices, storage or a staff rest area.

Compared with major works (knocking down partitions, building a new floor), the steel mezzanine wins on lead time (days or weeks, not months), on cost (it does not require foundation reinforcement when properly calculated) and on reversibility (it is dismountable and reusable). The trade-off: you must comply with clear-height regulations under the mezzanine and obtain a municipal permit in most municipalities.

Types of mezzanines and lofts

Although they share a basic structure (columns, beams, flooring, stairs, railing), there are variations depending on the intended use:

  • Mezzanine for static storage (boxes, light pallets): usually sized at 500–750 kg/m²
  • Mezzanine for heavy storage (loaded pallets, materials): 750–1,000 kg/m² or more
  • Loft for offices or changing rooms: 250–350 kg/m² with lightweight flooring and acoustic insulation
  • Loft for a machine room or equipment: concentrated loads and vibration to be studied
  • Technical access platform (installers, maintenance): 200–300 kg/m² and grating flooring
  • Semi-self-supporting mezzanine resting on storage racking (rack-supported)

Materials and construction solutions

The basic structure uses HEB columns or square hollow sections, IPE or HEA beams depending on span and loads, and a metal deck that carries the flooring. The flooring varies with the use: non-slip chequered plate for light industrial traffic, phenolic board for storage and office use, grating for technical access where you want light and ventilation to pass through, and composite deck with concrete when high rigidity or acoustic insulation is required for office use.

The stairs are designed for the use (straight, balanced, spiral, cat ladder when only for technical access) and are always fitted with a railing with handrail and kickplate, compliant with CTE-DB-SUA. Large mezzanines also incorporate loading points (loading gate with extendable barrier, unloading platform) to move material with a pallet truck or forklift up to the upper level.

Project and installation process

The project starts with a technical visit to the premises to take measurements, assess the condition of the slab (the anchors transmit concentrated loads that the slab must support) and understand the intended use. From there we calculate the mezzanine, produce fabrication drawings and prepare a fixed quote covering materials, stairs, railings, flooring and installation.

Fabrication is carried out in the workshop in pre-assembled pieces when access allows. Installation is normally completed in one to three working days depending on the surface area, with the area sealed off and cleaned on completion. If the premises must stay operational, we plan the work by schedules or in phases.

Frequently asked questions

Do I need a permit to install a mezzanine?
In most municipalities, yes — usually as a minor works or change-of-use permit. We help with the technical paperwork and tracking if you wish.
How much load does a mezzanine support?
Depends on the design: typically 250 kg/m² for office use up to 1,000 kg/m² or more for heavy storage. Defined at the start of the project.
Can it be dismantled later?
Yes — bolted mezzanines are dismantleable and reusable. Useful if you change premises or need to modify the layout.
How long does installation take?
A medium mezzanine (50–150 m²) is installed in one to three working days once fabricated. Larger ones can stretch to one or two weeks.
Does the slab need reinforcement?
Only if the concentrated loads at the columns exceed the capacity of the existing slab. We verify in the technical visit before quoting.
Can I use the mezzanine as office space?
Yes — with insulating flooring and, if regulations require, perimeter cladding and an additional emergency exit.
